SAN ANTONIO — Jeff Japhet, owner of Japhet Builders, has reported ongoing unauthorized parties at homes under construction in the Shavano Ranch area near Loop 1604 in San Antonio. These events prompted Japhet to file multiple police reports with the San Antonio Police Department and implement increased security measures as of July 2, 2026.

Japhet reported that large crowds have gathered for parties at the construction sites for several weeks prior to July 2026. He has installed surveillance cameras and hired private security for the properties. No-trespassing signs have also been posted on the site. During an interview, Japhet received a flyer for a party scheduled for the evening of July 2, 2026.

Surveillance video captured dozens of people standing outside and in the driveway of a home under construction, along with numerous cars parked along the street. The video also showed first responders extinguishing a fire that originated from a bonfire. Japhet stated the wood used for this bonfire belonged to him and was intended for home construction.

Japhet estimated repair costs from the parties to be over $100,000. "They've broken windows, the front door was kicked in, beer cans, the kitchen cabinet doors," Japhet said. "When they break the face of it like that, we have to pull the top and replace the whole thing. It's not a cut it, put it back together thing. It's a lot of repair." He noted the damages have delayed homeowners expecting to move into their new residences, with possession initially anticipated within the next two weeks.

Regarding police response, Japhet stated that officers advised attendees to leave upon arrival at previous parties. "Accountability from the police is really what I want," he said. "They said it was mass hysteria. While that was all true, they didn't I.D. one kid, no breathalyzers, they didn't search for weapons. They just let them go. So what are they going to do? Come back again."
