EAST RIDGE — The East Ridge City Council approved a request to downzone vacant property at 529 Frawley Road on its first reading on June 30, 2026. The action changed the zoning designation from an RT-1 Residential townhome district to an RZ-1 Zero lot line residential district.

The original plan for the subdivision allowed for 108 single-family units. The newly adopted plan reduces the number of units to 77, resulting in a density of 2.9 units per acre compared to the previous plan's density of four units per acre. Under the new plan, no building in the subdivision will be within 25 feet of the outside boundaries, creating a buffer.

During discussions, a citizen raised a concern regarding light pollution from car lights at the subdivision entrance shining into a nearby house. The developer stated that the subdivision entrance could be shifted to address these concerns. Another citizen expressed concern about the method for collecting water runoff at the subdivision. Commissioners were informed that water runoff issues could be addressed by increasing the pipe size under the road.

The East Ridge City Council's next meeting is scheduled for July 23.
